Project Overview

To construct 8No Client Speculative Commercial & Industrial Warehouse Units of various sizes with Office & Welfare Facilities under a “Shell & Core” Architectural specification in an appointed GGP Multi discipline commission

Structural Design to meet the requirements of the build. This included Piled foundation and ring beam over and above the typical steel frame steel design requirements.

Civil Engineering Design included highway, courtyard and (SUDS) drainage requirements to meet all expected standards.

Mechanical & Electrical Design to include all service utilities, street lighting, Ventilation and individual lifts to each Unit. 

Landscape Design in alignment with Ecology & BNG requirements. 

Building regulation approval to all proposals during design and construction.

Quantity Surveyor involvement to review Tender submissions with the Client. Undertake a robust costing appraisal to the appointed Contractor proposals and to engage and measure all on-site work carried out during constriction and approve monthly payment schedules to meet the Client expectations and requirements under the NEC4 Contract Terms and Conditions.

It is expected that the development will achieve design and build BREEAM “Excellent” Status post-handover.

The Challenge

Timescales to deliver to RIBA 3 Reserved Matters, RIBA 4 Design completion prior to Planning approval status.

Maximising the Client requirements of 100,000 Square Feet of warehouse space within a site area with various below ground immovable constraints.

Varying Client amendments due to on-going speculative build requirements during RIBA 0-3 Stages.

The Solution

Early engagement and appointment of external Consultants to work closely with GGP internal partners on a weekly design team meeting from RIBA 1-3 stage. Pro-actively ensuring design tender deliverables to Reserved Matters Planning Application through collaborative working relations.

Undertaking diligent and accurate on-site investigations to include Topographical survey, Trial Pits and Geo-technical Phase 2 Investigations along with liaison with statutory service utility undertakers to ensure the proposed buildings do not impact on the known constraints across the development.

GGP introduction of Client team weekly meeting reviews from Concept 0-3 tender stage.

Assess current design proposals thus ensuring Client review/comments and ultimate “buy-in” in readiness for a Reserved Matters Planning Application.

The Result

Planning Approval was gained in October 2025, with the release of part SEED funding from the Client to allow an early stage August 2025 “at risk” enabling package associated with earthworks, Piling, highway works and general reduced level dig and stone infill prior to gaining Planning Approval yet before anticipated winter weather conditions.

Main site build construction works costs were appraised and approved by the Client and commenced on site November 2025 with a programme completion date of end September 2025 as a condition of receiving full SEED funding for the project.

At the time of writing (April 23rd 2026), site construction status is as follows:

All piling works & ring beam foundations completed.

All structural roof’s, column & beam steelwork to include cladding rails to all Units 1-8 completed. 

Roof cladding to Units 4-6 & 7-8 completed. 

Cladding to sides of Units 7 & 8 completed and Units 4-6 part completed.

Internal blockwork to all offices and welfare layouts completed to all Units 1-8.

Main highway works to base course and gully installations and adjacent highway swale all completed.

All access roads to stone level, piped drainage around Units and proposed swale alongside the access road all completed.

Both foul and surface water pumping stations installed. 

Proposed petrol interceptor installed.
